Texa Tonka Shopping Center
In September of 2019, our team was selected by Paster Properties to reposition the Texa Tonka Shopping Center located in St. Louis Park.
The retail destination had been constructed in three parts throughout the 1950s. Exposed steel beams, large panes of glass, and cantilevered canopies compose this piece of a mid-century modern architecture.
-Mike Gordon, AWH Architects
Working alongside AWH Architects, the site’s original attributes were restored, the interior and exterior qualities were enhanced, and a charming pedestrian gathering area had been created.
Sever Construction demoed 4,800 square feet of the existing shopping center to create a scenic courtyard. The courtyard presents outdoor pendant lighting, a cedar fence and a cedar trellis that complement the surrounding landscaping to create a warm and welcoming gathering area. Our team demoed the existing mansard parapet and installed new metal panels for a fresh and modern look. Sitework included new landscaping and a new parking lot. We installed linear LEDs on the underside of the outdoor canopy at each tenant bay. All the project site sidewalks were replaced. The roof was replaced by owner.
This retail adaptive reuse project was substantially completed in mid-August of 2020.
The Texa Tonka Shopping Center project has been nominated by the Minnesota Shopping Center Association (MSCA) for the Redevelopment Retail over 10,000 SF award.
Tenants who are leasing at Texa Tonka Shopping Center include Erik’s Bike Shop, Best of India, Ax-Man Supply, and Medical Supply. There are other tenants securing leases at the shopping center and additional space available for lease.
A big thanks to the project team and all involved on this retail reposition project: Howard Paster, Mike Sturdivant, Chad Shaw, John Kohler, and Denise Tully with Paster Properties; Mike Gordon with AWH Architects; Lauren Kessler, Zac Hoang and Jeremy Grittner with Colliers International; and, Matt Becker, Project Manager and Gary Jacobs, Superintendent with Sever Construction.
“Sever construction was a vital part of our team on this redevelopment project. They were able to skillfully adapt to all of the unforeseen conditions that come up when you renovate an older center like this one. Sever also went above and beyond in working with all of the existing tenants that remained open during the entire construction process to keep them informed and operational throughout the construction. We owe a great deal of thanks to the entire Sever team for their construction expertise from initial pricing to our final closeout.”John Kohler
