About the Texa Tonka Shopping Center Adaptive Reuse Project

In September of 2019, our team was selected by Paster Properties to reposition the Texa Tonka Shopping Center located in St. Louis Park.

The retail destination had been constructed in three parts throughout the 1950s. Exposed steel beams, large panes of glass, and cantilevered canopies compose this piece of a mid-century modern architecture.

Working alongside AWH Architects, the site’s original attributes were restored, the interior and exterior qualities were enhanced, and a charming pedestrian gathering area had been created.

Sever Construction demoed 4,800 square feet of the existing shopping center to create a scenic courtyard. The courtyard presents outdoor pendant lighting, a cedar fence and a cedar trellis that complement the surrounding landscaping to create a warm and welcoming gathering area. Our team demoed the existing mansard parapet and installed new metal panels for a fresh and modern look. Sitework included new landscaping and a new parking lot. We installed linear LEDs on the underside of the outdoor canopy at each tenant bay. All the project site sidewalks were replaced. The roof was replaced by owner.

This retail adaptive reuse project was substantially completed in mid-August of 2020.

The Texa Tonka Shopping Center project has been nominated by the Minnesota Shopping Center Association (MSCA) for the Design & Aesthetics Renovation/Remodel: Exterior Retail over 20,000 SF.

Tenants who are leasing at Texa Tonka Shopping Center include Erik’s Bike Shop, Best of India, Ax-Man Supply, and Medical Supply. There are other tenants securing leases at the shopping center and additional space available for lease.
